
THE PROCESS
My organization and communication skills prove to be an extremely valuable asset when staying on top of every single inquiry and will make you feel confident that the sale of your home is in good hands.
We begin with a free home evaluation. I will review comparable properties in the area and suggest a list price for your property.
Sign the Listing Agreement. The Listing agreement gives me exclusive permission to market your property. This is a contract between you as the seller and me as the Listing Agent. It ensures that we are all on the same page with the price, length of listing and commission structure prior to commencing.
Marketing Materials. Next, I will start to organize the marketing materials. This is my favourite part. First, we ensure that your home has been professionally cleaned and staged where needed. Then I will schedule professional photography, and a full listing video complete with drone footage of your property. Why is this important? Homes with more marketing attract more interest and more interest translates to negotiating power. Next, the signage is installed on the property and I create different ad campaigns to ensure your home is impossible to ignore.
Scheduling showings. Every buyer requesting to view your home will need to fill out a COVID-19 screening questionnaire. EACH individual showing is confirmed with you as the seller.
Offer Day: On offer day you will have a good idea of how many offers to expect. We will meet in person or virtually depending on your preference to go over each offer in-depth. You will then choose an offer that best suits your needs. I will negotiate any changes to the offer that might be needed.
Closing Day: Once an offer is selected I will remain as a resource to guide you through any hurdles up until the closing day. On closing day the lawyers will arrange the keys to be given to the buyers funds from the purchase given to you as the seller.
